01How long is a typical lease?
12 months is standard. We'll write 9- or 18-month leases for the right resident, and most homes renew at least once.
02Do you accept Section 8 or housing vouchers?
Yes. We accept all lawful sources of income per New Mexico fair housing law and HUD guidance.
03How are deposits handled?
Held in a separate trust account at Century Bank, returned within 30 days of move-out with an itemized statement.
04What's the pet policy?
Two pets per home, $35/month per pet, with a small refundable deposit. ESAs and service animals are not pets and not charged.
05How fast are maintenance requests handled?
Triaged within four hours during business days. Emergencies (heat, water, lock-outs) routed 24/7.
06Can I tour a home before applying?
Yes — and we recommend it. We meet every applicant in person at the property.
