    Tour the home

    In person, by video, or self-guided. Showings happen seven days a week — schedule from the listing.

  2. 02

    Submit the application

    $45 per adult. We screen credit, income, rental history, and any recent eviction filings.

  3. 03

    Hear back in 24–48 hours

    If approved, you'll get the lease packet, deposit instructions, and a move-in window the same day.

  4. 04

    Move in

    Sign electronically, fund the deposit, pick up keys at the office. We'll walk the home with you.

Requirements

What you'll need before you apply.

We publish our screening standards in plain English. Bring these and you'll save a back-and-forth.

Government photo ID

Driver's license, passport, or state ID for every applicant 18 and over.

Proof of income

Two months of pay stubs, an offer letter, or two years of tax returns if self-employed. We accept vouchers, retirement, and assistance.

Credit score 620+

We'll pull a soft inquiry. Lower scores can flex with a co-signer or additional deposit.

Rental history

Two prior landlord references covering the last three years. We will actually call them.

Income 3× rent

Combined gross household income. We add documented sources together — partners, roommates, voucher portion.

Pet documentation

Photos, weight, vaccination records. Service and assistance animals follow Fair Housing rules — no fee, no breed restrictions.

Application FAQ

Common questions.

Do I need to apply for each home separately?
No — your screening fee covers a 30-day window. If your first choice falls through, we'll apply your file to other Mesa rentals at no extra cost.
Can I apply with a co-signer?
Yes. Co-signers go through the same screening and need 5× rent in income plus a 700+ score. They sign the lease as guarantor.
What if my credit is below 620?
We'll consider compensating factors — co-signer, additional deposit (up to two months' rent), or pre-paid rent. We'll tell you upfront whether your file qualifies.
How long is an approval good for?
30 days. After that, we re-pull current pay stubs to make sure your income is still in place.
Are pets really negotiable?
Most homes allow up to two animals under 60 lb. Each listing notes its specific pet policy and any breed restrictions imposed by the owner's insurer.
Will I get the application fee back if I'm denied?
No — the fee covers screening costs, which we incur whether the answer is yes or no. We'll always tell you the specific reason in writing.
