What's the minimum credit score?
620 for solo applicants. We can flex with a co-signer or additional deposit; we publish those alternates in writing before you apply.
How much do I need to make to qualify?
Combined gross household income of 3× monthly rent. We accept most documented sources — W-2, 1099, retirement, housing assistance, and savings reserves.
How far back do you look on evictions?
Five years for filed eviction actions. Settled or dismissed cases get a manual review — context matters.
What's the application fee?
$45 per adult applicant. It's non-refundable and covers screening costs. We'll never charge it twice for the same household.
Are pets allowed?
Most homes — see the listing. Up to two animals under 60 lb. $300 refundable deposit per pet, $35/month pet rent. Service and assistance animals follow Fair Housing rules.
How long is the lease?
12 months standard. We'll consider 9- or 24-month leases for the right fit; furnished homes have separate terms.
What's the security deposit?
One month's rent for qualified applicants, up to two months for borderline files. Refundable, with itemized accounting within 30 days of move-out.
How do I submit a maintenance request?
Through the resident portal — photo + description + preferred window. We triage within four business hours. Real emergencies (no heat in January, active leaks) call our 24-hour line.
Do you handle utilities?
Most homes — resident pays gas, electric, water, internet. A few include water or trash; the listing makes it explicit.
Can I see the home before applying?
Yes — in-person tours, video tours, and self-guided showings depending on the property. Schedule on the listing page.
Do you accept housing vouchers?
Yes. Section 8, VASH, and other voucher programs are welcome and screened on the same criteria as everyone else.
What if I want to break my lease early?
We require 60 days' written notice and a buy-out fee equal to two months' rent — but we'll work with you. Job relocations, medical, and military PCS get expedited release.
